DescriptionThis position supports both the on-going lease up efforts for new developments and the rehab/syndication files processing for existing or acquired properties. When not participating in those activities, this position will assist existing Eden communities. This is an on-site position that travels between properties and does not offer a work from home option.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Supports leasing efforts for new and stabilized properties. Conducts applicant interviews, verifies potential resident income, and takes deposits and rents in accordance with Eden Housing’s Resident Selection Policy.
- Markets units by preparing advertising and marketing programs in compliance with federal, state, local and regulatory requirements. Makes recommendations to improve marketing and leasing programs.
- Assigns units in the order provided by the Waiting List and according to Eden Housing policy and procedures. Ensures the development and ongoing administration and maintenance of the waiting list follows federal, state, local, regulatory and Eden Housing requirements.
- Participants in leasing coordination calls and attends Watchlist meeting to provide periodic updates.
- Reviews all completed rental applications and leases for accuracy and completeness,
and for conformance to Eden Housing’s Resident Selection Policy.
- Obtains appropriate verification and documentation and completes certifications.
- Walks a vacant apartment to ensure they are clean and ready to show and/or ready for move in.
- Conducts marketing, outreach and public relations tours and events during office hours or by appointment, as appropriate.
- Prepares Occupancy Reports, complete with status on each applicant, number of vacancies and leasing projections.
- Actively participate in our culture of inclusivity.
- Provides coverage for vacant and/or absent team members throughout Eden Housing’s portfolio.
- Provides support at assigned sites during annual certifications. This will include working on-site at specified properties.
- Works with Community Manager and/or Property Supervisor to address issues of non-compliance such as a resident not cooperating with their annual recertification.
- Maintains congenial relationships with all residents, is understanding of and sensitive to cultural background, economic status, those with special needs and adheres to Fair Housing, Equal Employment and Equal Housing Opportunity Requirements.
- Adheres to Eden Housing performance standards.
- Exercises common sense, good judgment, consistency, and self-control in day-to-day contact with residents and in other business-related matters.
- Ensures consistent application of rules and regulations, lease and lease addenda. Documents and reports all violations in the properties log.
- Ensures proper maintenance and storage of property files and record.
LANGUAGE SKILLS
Ability to read and interpret documents such regulatory forms & agreements, procedure manuals and to write routine correspondence with a high level of professionalism. Ability to speak effectively with applicants, staff of the organization and partners. Ability to effectively present information to a group.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide, using whole numbers, fractions, and decimals. Ability to compute rate, ratio, and percent.
REASONING ABILITY
Ability to exercise excellent judgement and discretion, solve problems logically and creatively with minimal supervision or direction.
QualificationsCERTIFICATES, LICENSES, REGISTRATIONS
- Must have a minimum two (2) years’ experience working as a leasing, occupancy or compliance associate or community manager for an affordable housing provider.
- Must hold current Tax Credit Certification TCS, C3P, CPO, FHC, HCCP, NAHP, NAHPe, NCCP, NCP, NCP-E, SCHM) and/or HUD Certified Occupancy Specialist (COS) certifications or attainment within nine (9) months of hire.

- Knowledge of Word and Excel and Yardi software
