Position Summary
Under the supervision of the Chief Executive Officer, the Facilities Director is responsible for the overall maintenance, operation, and preventative maintenance, facility projects, vendor contracts, building Inspections, and compliance improvement of the YMCA’s buildings, aquatic systems, equipment, and grounds. This position ensures that all facilities are clean, safe, functional, and aligned with the YMCA's mission, core values, and standards for excellence and member experience.
The Facilities Director plays a key leadership role in maintaining aquatic facilities, including pool water chemistry, filtration systems, HVAC controls, and safety checks to support aquatic programming and ensure compliance with all health department requirements. As part of the YMCA’s leadership team, the Facilities Director supports organizational goals through stewardship of resources, collaboration with program directors, and ensuring a welcoming, well-maintained environment for members, staff, and guests.
Oversees all daily mechanical repairs to the YMCA facility and grounds. Recruits, hires, trains, and manages all maintenance department staff. Responsible for the overall cleanliness and good repair of the facility as it pertains to member perception and membership, and program growth and retention.

PHYSICAL DEMANDS
Must be able to lift a minimum of 75 pounds, climb ladders, use lawn mowers, snow blowers, and various floor cleaning machines. Ability to attend to the facility's needs at all times of the day.

Qualifications
- CPR, First Aid, and AED certifications within 60 days of hire date.
- CPO license within the first year of full-time employment.
- Good communication skills with the ability to relate effectively to diverse groups of people from all social and economic segments of the community.
- Technical degree in a related field or equivalent preferred.
- Certification or licensing in related fields is a plus.
- 5-8 years of experience in the related field. Minimum age of 21 years.
- Must complete four Praesidium Child Abuse Courses prior to start date.
Essential Functions
- Responsible for the recruiting, hiring, and training of all custodial staff. Effectively supervise, lead, and develop full-time and part-time maintenance and custodial staff. Responsible for the scheduling of janitors to ensure that all areas of the building are clean to the highest standards. Able to fill in cleaning responsibilities if the custodial staff is absent.
- Cleaning all areas of the buildings and responsibility for the detailed cleaning conducted by all custodians. Ensure staff coverage to service the Montessori Preschool site is cleaned weekly, sequentially following a cleaning schedule with the goal of getting through the building monthly.
- Mechanical repair of all building electrical, plumbing, HVAC, roofing, flooring, etc. Or a qualified repair conducted by a local service agent with approval. Repairs should always be quoted with 2 or 3 bids and negotiated for the best price and quality for the financial well-being of the YMCA.
- Maintain and repair the cardio and weight equipment, including diagnostics of the main boards, tracks, decks, heart rate monitors, upholstering, and repair of cables. Completes carpentry work as needed.
- Complete fire alarm monitoring and testing, and backup emergency lights. Ensure annual fire test compliance so system certification or licensing qualifies as current.
- Attain CPO license within the first year of full-time employment. Aquatics staff will also maintain and stay current with the CPO license.
- Repair vacuum cleaners, floor and carpet cleaners, and perform all maintenance of floors.
- Patching and touch-up painting as needed.
- Inventory all cleaners, paper products, and other janitorial supplies and turn in the list to the CEO. Constantly search for efficiencies in cleaning and the use of products. Enforce safe use of all cleaning products. Effectively shop and purchase maintenance and janitorial supplies for cost savings.
- Help with Venetian Festival setup and tear down, Auction setup and tear down. Be involved in mandatory director events such as the All-Staff Dinner and Volunteer Dinner.
- Hold regularly scheduled hours Monday – Friday, 8 hours daily to provide consistent coverage of the building for peak business. Hours may be early, midday, afternoon, and some evenings. A regular flexible schedule will be set with the CEO. Must be able to fix emergency items at all hours.
- Attend all Management and Building Capital Planning meetings, work closely with directors on needs for program areas.
- Oversee major building renovation projects, providing expert input on the best decisions for proposed plans or building changes.
- Help drive positive outcomes for the Lake Geneva YMCA branch and the Delavan YMCA branch by being available for building committee meetings.
- Position will manage a detailed preventative maintenance checklist plan for equipment and facilities.
- Build and maintain professional relations with contractors and vendors who are friends of the YMCA.
- As teams grow, oversee new lead maintenance positions to ensure positive maintenance experiences in all locations and branches.
- Scheduled to clean and do trash after all swim meets.
- Ensure Maintenance & Janitorial staff handles snow removal from sidewalks, entrances, and emergency exits. Salting of the sidewalks, entrances, and parking lot handicap spots.
- Available by phone during all hours to assist with or attend to any building issues.
- Oversee the quality of contractors with mowing and trimming of the lawn and all landscaping on YMCA properties.
