Vice President of Commercial Development reports to: President of Larry H. Miller Real Estate
Job Description
The Vice President of Commercial Development will play a key role in leading and executing commercial projects for Larry H. Miller Real Estate that align with the long-term strategy of the Company. The Vice President of Commercial Development is responsible for the execution of the development strategy for multiple projects including planning, design, feasibility, budgeting, business plan development, scheduling, permitting/entitlements, leasing, contracting/construction coordination, marketing, community outreach, government relations, and other aspects of development. This position will be responsible for collaborating with internal LHMRE deal team members relative to business objectives and project positioning goals and requirements. Ability to work with multiple partners to create achievable project schedules, track milestone dates, and meet project deadlines. Responsible for delivering projects on time and on budget.
Primary Duties
Strategic Vision & Leadership
Support the organization in implementing its strategic plan, refining the vision and strategy, and creating success metrics.
- Motivate and inform the diverse staff, partners, and investors about Larry H. Miller Real Estate’s vision and strategy, actively involving stakeholders in goal achievement alongside the president.
- Support and sustain Larry H. Miller Real Estate’s high-performing project management team. Attract, recruit, and retain new development talent. Build a strong bench and effectively advance the organization's ambitious goals. Provide ongoing opportunities for all staff to give feedback towards the improvement of operations across the organization.
- Provide inspirational leadership, direction, and mentoring to direct reports and other staff.
- Establish and maintain uniform, systems-based processes and procedures for the project management and asset management staff to enable Larry H. Miller Real Estate to scale efficiently and sustainably, including the implementation of industry-accepted development tools and professional development resources.
- Ensure the long-term financial viability of Larry H. Miller Real Estate and its programs and developments through sound operational and fiscal management.
Development, Project Financing, and Partnerships
Evaluate development and financial feasibility giving due consideration to community and public official support, funding sources and priorities, alternative construction methods, project sustainability, and resource availability.
- Negotiate major contracts and jointly work with internal LHMRE finance team to maximize capitalization of development projects based on stage of development.
- Develop and maintain budget discipline from conceptual design through construction.
- Prepare preliminary development timelines and critical achievements for project start.
- Select and manage general contractor and project consultants; verification of work in field, run weekly OAC meetings and track down critical issues, collaborate with clients, consultants, and/or various stakeholders in the development and refinements of plans and specifications as needed.
- Coordinate with city officials, utility companies, and other third-party entities throughout construction and building certification.
- Coordinate the completion of work and inspections to achieve targeted completion by required dates and obtain Certificate of Occupancy from government officials.
- Manage the building start up and coordinate turnover to the property management company.
- Understand lease language to complete owner responsibilities and support the asset management team with leasing efforts.
- Create comprehensive development, marketing, and branding plans through operational excellence, and track overall operational progress of Larry H. Miller Real Estate’s development portfolio.
- Build on and enhance Larry H. Miller Real Estate’s well-established partnerships in the community development sector, initiate new collaborative relationships, and cultivate a network of advocates and sector leaders to advance Larry H. Miller Real Estate’s mission, enrich lives by facilitating strategic collaborations when appropriate.
Experience & Skills
- 12 + years of progressive experience and responsibilities in real estate development or finance or both. Experience in mixed use commercial development strongly preferred.
- Ability to staff and manage multiple development projects concurrently.
- Excellent presentation and communication skills.
- Demonstrated ability to develop staff and lead effective, high-performing teams.
- Deep knowledge and experience in commercial development.
- Knowledge of land use planning and advancing public policy for development in communities.
- Demonstrable competency in strategic planning and business development.
- Working knowledge of data analysis and performance/operation metrics.
- Proficient in creating and applying data in Excel spreadsheets.
- The demonstrated capacity to communicate in plain English both orally and in writing.
- Outstanding organizational and leadership abilities.
- Excellent interpersonal and public speaking skills.
- Strong project management skills to coordinate with diverse teams and meet project deadlines.

Physical Requirements
This position requires frequent walking, standing, and climbing stairs in/around construction sites, apartment homes, models, and properties.
- This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail and around hazardous chemicals, dust, dirt, and other particulates.
- Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
- Regularly required to sit, stand, bend, reach, and move about office setting.
