Commercial Leasing Manager

Job Description
The Commercial Leasing Manager directs and executes the daily activities of the leasing operations of Larry H. Miller Real Estate and Property Management in accordance with Company policies and standards. The Commercial Leasing Manager needs to have extensive experience with retail, F&B, and office leasing.
Primary Duties
- Manage the commercial leasing broker relationship to ensure Company’s objectives are met/exceeded.
- Identification and solicitation of tenants that align with property leasing strategy with tailored presentation materials to drive key tenant mix. Achieve key performance metrics and goals for Downtown Daybreak and other LHMRE commercial properties by analyzing and providing feedback on broker provided LOIs.
- Track and accelerate lease approvals and documentation while identifying areas for improvement.
- Develop and implement leasing strategies that will maximize occupancy rates and rental income.
- Create templates that include standard least template and lease requests along with predefined approved responses to expedite LOI and lease process.
- Conduct (on behalf of Company) relevant prospective tenant tours and meetings.
- Coordinate with LHMRE Marketing and Development teams in maintaining updated marketing materials and web site for LHMRE properties.
- Effectively negotiate the Company’s position as it relates to various lease provisions.
- Meet regularly with broker partners, site selectors, corporate relocation groups, and economic development agencies and develop/review/update marketing materials to maintain relevancy while also auditing other platforms.
- Work jointly with Development and Asset Management teams within LHMRE to continually update the leasing strategy and proposed tenant mix.
- Own the rental revenue budget / forecast process maximizing occupancy and profitability of office assets.
- Develop comprehensive market understanding and competitive analysis.
- Strategize property vision with local property management teams, senior leadership, and third-party brokerage firms.
- Participate in pro forma creation of new developments providing relevant lease-up expectations.
- With the Property Management team, develop and maintain relationships with tenants to measure satisfaction and future commercial retail and/or office space needs.
- Facilitate contract comments with LHMRE team members, coordinate information with legal and respond to active negotiations quickly and efficiently.
- Manage a list of building encumbrances including ROFO rights, expansion rights, relocation rights, and other tenant rights that impact the operations of the portfolio.
Experience & Skills
- Bachelor's degree in business, real estate, or a related field.
- 3-6 years of experience in commercial real estate leasing, with a focus on retail, food and beverage, and office leasing.
- Strong negotiation and communication skills, with the ability to build and maintain relationships with tenants and property owners.
- Knowledge of the local real estate market and leasing laws and regulations.
- Ability to work independently and manage multiple projects simultaneously.
- Proficiency in Microsoft Office Suite, and Yardi.
- General knowledge of contract documents and commercial construction.
- Excellent interpersonal, verbal, and written communication skills.
- Ability to present to all levels of an organization.
- Handle a dynamic work environment with competing priorities.
- A team player who can multi-task and is self-directed.
- Exercise sound judgment when making decisions.

Physical Requirements
This position requires frequent walking, standing, and climbing stairs in/around construction sites, apartment homes, models, and properties.
- This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
- Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
- Regularly required to sit, stand, bend, reach, and move about office setting.
