Director of Commercial Development reports to: President of Larry H. Miller Real Estate
Job Description
The Director of Commercial Development plays a key role in leading and executing commercial projects of Larry H. Miller Real Estate that align with the long-term strategy of the Company. The Director of Commercial Development aids in carrying out the development strategy for multiple projects including planning, design, feasibility, budgeting, business plan development, scheduling, permitting and entitlements, leasing, contracting and construction coordination, and other aspects of development. They will support commercial development project managers in completing their projects on time and on budget. The Director of Commercial Development champions the Company’s mission, vision, and values, and protects the legal, financial, and moral wellbeing of the Company.
Primary Duties
Strategy & Leadership
- Support the president and the Company in implementing its strategic plan, refining the vision and strategy, and aiding in the creation and achievement of success metrics.
- Aid in the establishment and maintenance of systems-based processes and procedures for the project management and asset management staff.
Development & Project Financing
- Direct preparation of site plans for commercial, retail, and mixed-use projects of various densities.
- Plan, direct, and manage the activities of consultants performing due diligence and entitlement services to adhere to project schedules.
- Negotiate contracts and work with the LHMRE finance team to maximize capitalization of development projects based on stage of development.
- Maintain budget discipline from conceptual design through construction.
- Prepare preliminary development timelines and critical achievements for projects.
- Coordinate with city officials, utility companies, and other third-party entities throughout construction and building certification.
- Coordinate the completion of work and inspections to achieve targeted completion by required dates and obtain Certificate of Occupancy from government officials.
- Maintain current knowledge of regulations that might impact assigned projects.
- Aid in the building start up and coordinate turnover to the property management company.
- Understand lease language to complete owner responsibilities and support the asset management team with leasing efforts.
Experience & Skills
- 10 + years of related experience in real estate development or management of commercial projects. Experience in mixed use commercial development strongly preferred.
- Bachelor's degree required with extra consideration for MRED, MBA, or MSF
- Strong leadership and management skills
- Strong project management and budgeting skills to coordinate with diverse teams and meet project deadlines.
- Detail-oriented
- Familiarity with reading and understanding civil engineering, grading, and utility plans
- Experience negotiating deal terms
- Strong working knowledge of entitlements, engineering, planning, and zoning issues
- Deep knowledge and experience in commercial development
- Demonstrable competency in strategic planning and business development.
- Working knowledge of data analysis and performance/operation metrics.
Physical Requirements
- This position requires frequent walking, standing, and climbing stairs in/around construction sites, apartment homes, models, and properties.
- This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail and around hazardous chemicals, dust, dirt, and other particulates.
- Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
- Regularly required to sit, stand, bend, reach, and move about office setting.
